Overview
The Building & Grounds Technician performs preventative and routine maintenance and repair of building and grounds equipment, to ensure usability, longevity and safety. Supports the business and its support units within Grinnell Mutual through a variety of skilled, cost-effective and convenient services that keep employees productive, safe and comfortable in their work environment.
Responsibilities
- Performs preventative maintenance and repair of building and grounds equipment on a routine and non-routine basis to increase equipment longevity. Completes scheduled maintenance on systems to adhere to safety standards and remain in compliance with manufactures’ recommendations.
- Maintains the grounds in all seasons for safety and appearance, includes landscaping, debris removal, snow removal, and general lawn work.
- Performs basic plumbing duties on sewer lines, water lines including mending burst pipes, fixture installation, ice machines, and water heater maintenance.
- Services and repairs existing electrical systems and equipment including wiring, electric motor change out, and replacing electrical components.
- Monitors heating and cooling systems to ensure proper operation. Performs scheduled maintenance and makes repairs as required.
- Performs diagnostics on building automation systems such as HVAC, Security and Alarms to ensure working properly.
- Completes routine assignments throughout building such as painting, hanging items, replacing light bulbs, as needed to ensure comfort and appearance of building. Provides leadership and instruction to building and ground assistant in assignments.
- Adheres to safety policies and regulations while performing work. Stays current in best practices to ensure both safety and efficiency.
- Responsible for increasing longevity of building, equipment, and tools.
- Operates within budget set for projects or assignments.
- Responsible to make decisions related to safety of self and co-workers.
- Responsible to recommend best practice or known vendor to provide solutions.
- Travels required to deliver and retireve vehicles and equipment for field employees.
- Performs other duties as assigned.
Requirements
Qualifications
- Diploma from a technical college in building maintenance or related field with two or more years of experience in one of the following: HVAC, boiler operations, electrical, or plumbing; or equivalent combination of education and experience.
- Preferred certifications or licenses include: certification of completion from the Refrigerant Transition and Recovery Certification Program, current electrician’s license, CDL and/or Class D [chauffeur] license, BOC Certification, Pesticide Applicator License.
- Ability to add and subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals. Ability to apply concepts of basic algebra and geometry.
- Ability to read, interpret, and apply basic written instruction and diagrams including procedure manuals and MSDS sheets.
- Ability to apply basic understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
- Ability to work in a harmonious manner with co-employees and supervisors.
- Ability to work and maintain regular and predictable attendance. Schedule includes on call once a month time on nights, weekends and scheduled Holidays.
- Ability to accept supervision and work independently to follow instructions.
- Ability to make decisions based on established guidelines.
- Ability to use interpersonal communication skills to interact with co-employees, customers, and the general public with tact and courtesy.
- Ability to operate hand and power tools in a safe manner. Ability to climb and work from a ladder as needed.
- Ability to maintain a valid driver’s license. Travel is required to deliver and retrieve vehicles and equipment for field employees. This could result in overnight travel or overtime hours.
- Requires regular and predictable attendance to meet the customer needs of the position.
- Must be able to maintain confidentiality and propriety information.

- While performing the duties of this job, the employee may be indoors in a controlled climate or outside exposed to adverse weather conditions. The employee frequently works near moving mechanical parts and is exposed to risk of electrical shock and vibration. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals.
- The noise level in the work environment is frequently moderate, and occasionally loud with moderate fumes while operating equipment.
- While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel objects, tools or controls. The employee frequently is required to stand, walk, reach with hands and arms, stoop, kneel, crouch or crawl and talk or hear. The employee is occasionally required to sit and climb or balance. The employee must frequently lift and/or move up to 10 pounds and occasionally lift and/or move more than 50 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Required to work nights, weekends, and holidays within a call schedule and on emergency basis.
- Frequently works with all levels of employees in the home office including management, underwriting, claims, reinsurance, in-house counsel, and finance and support units. May occasionally work with members of the board.
- Frequently works with external vendors providing service in the building and grounds.
